We offer 97% No Doc Owner Occupied Stated Income / Stated Asset Loans to purchase Commercial Property. Loans can be full doc for a better interest rate with a 600 minimum credit score, and Stated Income with 660 credit score for self employed business owners. These loans are based on the Income Approach, in which if the property produces income higher than the debt schedule it will qualify for a No Doc Loan. Loan amounts up to $1.5 million.
We also offer 80% No Doc Commercial Property loans and refinancing for the self employed businessman who wants to build wealth, or the business owner who is tired of renting and wants to own his own building. Minimum credit score is 580 with 15, 20, and 30 year amortization periods. Underwriting based on DSCR of property. (except in owner user scenarios) Property types include Mixed Use, Retail, Office, Office Condo, Warehouse, Automotive, Light Industrial, Day Care, Dry Cleaners, Convenience Stores, and some Bar/Restaurants.
